Chuck Smith - Master Of Quick Turn Real Estate

Chuck Smith is a very talented real estate investor. I like where this guy is coming from because he seems so real and unpretentious. He's not all full of himself and he has a genuine Midwest warmth and openness that is disarming.

Chuck Smith, Real Estate Investor, Retired Police Officer, Mentor and CEO As of this writing, we have not personally met yet. But we have spoken a couple of times on the phone and communicated by email. (Watch for an interview in the near future.)

A little over a year ago, he emailed me to compliment this website. This means a lot to me because of the magnitude of his ability as a real estate investor and his acumen in business.

Chuck has quick turned over 1720 houses in 10 years and has been the principal in over 3440 real estate transactions. He retired after 15 years as a police officer in Cleveland.

Recently, I have heard a couple of interviews with Chuck Smith - one by Ron LeGrand - on cd - and one by Dave Lindahl, the Apartment Guru via teleconference.

Throughout the interviews he is just a matter of fact guy who tells things the way they are.

During the Lindahl interview, Chuck said that he does 10-12 deals a month, averaging $15,000 per deal.

And these are quick turn transactions primarily to wholesale buyers. He indicated he intends to start getting into the apartment building acquisition mode and begin a buy and hold strategy.

He also said in the LeGrand interview that he was gun-shy to hold properties after a bad experience with a tenant who had sued him early in his career. He lost everything at the time and had to file bankruptcy and start over. So once bitten, twice reserved, he chose not to hold properties for a long time.

My impression is that Chuck Smith is extremely intelligent although he consistently says that he's just a regular guy.

I know that anyone who would hire Dan Kennedy to write his sales letter has to be smart and that's what Chuck did.


Why Chuck Smith Is Different

It seems to me that many of the 'gurus' are not really doing what they talk about. Chuck does. He is a full time real estate investor - which he loves - and a part time teacher.

I get the impression from him that as a mentor, he would go the distance and really help a student - who is looking for assistance and guidance - succeed.

This has not always been the case in other mentoring programs from my experience. Some have worked out well for me, but others have been a total waste of time and money.

I even heard one 'guru' say at that his mentoring programs were nothing but cash cows and that he made a quick $40K on his program. He also said it was some of the easiest money he had ever made because he never had to do much in his mentoring program. The fact is that I had been in the mentoring program he was talking about and let's just say that his performance as a mentor was less than stellar.

My gut says that Chuck's mentoring program or consultancy would get results. I think he does it because he genuinely appreciates his good fortune and wants to give something back by helping new bees make money and become successful.

I have the feeling he cares about giving his word and follows through when he makes a commitment and he genuinely cares about people.

I fully intend to study all his courses, attend his seminars and hire him as a mentor in the next year - because I like his style and I think we will get along well.
